What is your most effective question when interviewing and vetting a potential tenant?

"I realize the value of a few substantial questions, which is why I ask more direct questions rather than have small talk. My favorite question is, 'What will your most recent landlord say about you when I call for a reference?' Then, I look to see if they stumble, become uncomfortable, or change their body language. If they answer freely with a positive tone, then I am more likely to accept their application."
